Types of Renovation Work
Cosmetic Renovation
Surface-level improvements with no structural or services changes: repainting, replacing flooring, updating kitchen cabinet fronts, replacing bathroom fittings, new light fixtures. Lowest cost, lowest risk, no structural engineer required. Can typically be done while the building is occupied. This category includes most of what is marketed as "home makeovers."
Fit-Out Renovation
Replacement of all internal finishes and fixtures while retaining the existing structure and services routing. New flooring throughout, full replaster, new kitchen with new carcasses, full bathroom strip-out and refit, new electrical fittings (switches, sockets, light fittings). The services themselves (cable runs, pipe routes) are retained. Mid-level cost and complexity. A structural condition assessment of the existing building is advisable before starting.
Full Gut Renovation
Strip the building to its structural frame — remove all internal partitions, all finishes, all MEP services — then rebuild completely. Appropriate where building services are at end-of-life (30+ year old wiring and plumbing), where the layout needs fundamental change, or where damp, mould, or structural defects need full remediation. Cost approaches that of new build. Full structural and services survey required before proceeding.
Structural Modification
Removing or modifying load-bearing walls, creating new openings, adding extensions, underpinning foundations for additional floors. The highest-risk renovation category — requires a structural engineer's design and, in most countries, building regulation approval. Never remove a wall without confirming whether it is load-bearing and without a structural engineer designing the replacement beam and its supports.
Pre-Renovation Engineering Assessment
For any renovation beyond purely cosmetic work, a pre-renovation survey should be commissioned. This establishes the condition of:
- Structure: Condition of foundations, columns, beams, slabs — cracks, spalling, rebar corrosion, settlement
- Electrical: Age and condition of wiring, whether it is earthed, fuse board vs MCB, cable sizes
- Plumbing: Pipe material (galvanised steel corrodes; UPVC and copper are durable), condition of drainage, water pressure
- Damp: Rising damp, penetrating damp, roof leaks — source identification before remediation design
- Hazardous materials: Asbestos (in buildings pre-1990 in the UK, USA, and Australia), lead paint (pre-1978 in the USA)
